Will there be HOA fees?  There will be no HOA fees thru 2027!  We anticipate the HOA fees to be $250-$300 per month starting in 2028.

What is included in the HOA fees? TV, high speed internet, water, sewer, garbage pickup, lawn care, snow removal, exterior building maintenance and upgrades.

What if we have an issue inside our residence? VanHoffKo Property Management will be an affordable option for minor repairs and maintenance.  Something that is out of our scope, VanHoffKo Property Management will negotiate / work with local contractors to offer a quick and affordable solution. This vetted contractor contact list will be available to each owner.

Pets welcome? Yes, Pets are welcome. We will have restrictions on this to ensure -The River- is a safe and enjoy space for everyone. These restrictions will be stipulated within the HOA.

When can we move in? Building 1 (22 units) will have move in dates of Fall 2026.  Building 2 we are shooting for Summer of 2027 and if the demand is there building 3 will be constructed and move in dates will be summer of 2028. *Subject to change*

Are units available for purchase & rent? Yes, units are available to purchase and will offer some units for annual rentals.

Can we sublease? Yes, to ensure that -The River- continues to be a safe, peaceful and quality residence for everyone, VanHoffKo will handle all the subleasing for a 25% management fee for those interested in leasing out their residence.

Are there any other future growth plans? Yes! We have BIG plans to work with local business owners and create a retail space in-between the Agra Pavilion all the way down to -The River- units.  The vision here is to turn this space into the new "The Merrill Riverbend District" offering shops and other retail businesses just a few steps out your back door & down the River Bend Trail. 

Can we choose upgrades? Yes, we offer granite and GE appliances but if you wanted to go a different direction it is no problem.  We would have a price deduction for those items; you would then work with our contractor or a contractor of your choosing to fulfill those requests. If this is something that you would like to do there may be an earlier commitment deadline requirement.

Are there noise barrier upgrades? Yes, VanHoffKo properties are constructed with premium noise barrier materials in both the walls and flooring.

Are these units handicap accessible? Yes, we offer handicap accessible first floor units with 0 step entrances.

What parking and storage space will be available? Each unit will have an attached single stall garage as well as additional parking outside the units. There will be storage spaces available for rent right next door.
